Intro Real Estate is a multiple award-winning estate agency with over 40 years of experience based in East of Johannesburg. We are looking for a Senior Rental Property Portfolio Manager/Administrator to join our team.
We require an individual that is responsible for the end-to-end management and administration of a residential rental portfolio. This includes overseeing tenant relations, lease administration, financial management, maintenance coordination, compliance, and reporting. The role requires a high level of professionalism, attention to detail, and the ability to manage a large portfolio while leading/training/overseeing junior staff (where applicable).
KEY RESPONSIBILITIES:
1. Portfolio & Tenancy Management
- Manage a portfolio of residential rental properties, ensuring high occupancy and tenant satisfaction.
- Manage, mentor, recruit and train rental agents/administrators (where applicable).
- Oversee all leasing activities: advertising vacancies, screening applicants, lease signings, and renewals.
- Maintain accurate and up-to-date tenant records.
2. Financial Management
- Prepare and review monthly rental statements for landlords.
- Manage rent collections, arrears, and payment reconciliations.
- Authorise maintenance invoices and ensure alignment with budgets.
- Advise landlords on market-related rental prices and budget forecasts.
3. Maintenance Coordination
- Coordinate with service providers and contractors for repairs and maintenance.
- Ensure timely response and resolution of tenant maintenance requests.
- Maintain logs of maintenance work and contractor performance.
4. Legal & Compliance
- Ensure all contracts are FICA compliant.
- Ensure mandates and lease agreements are legally compliant and up to date.
- Handle evictions and legal disputes in accordance with local rental laws.
- Keep abreast of property legislation, health and safety regulations, and industry best practices.
5. Client Relationship Management
- Serve as the main point of contact for landlords and tenants in the event of disputes/complaints.
- Address and resolve client complaints professionally and promptly.
6. Team Oversight & Mentorship (if applicable)
- Supervise junior portfolio managers or administrators.
- Provide training, guidance, and performance feedback.
- Ensure team compliance with company standards and policies.
7. Reporting and Analysis
- Prepare regular reports on property performance, including occupancy rates, rental income, and expenses.
- Analyze market trends and provide recommendations for optimizing rental rates and property values.
WORKING HOURS:
Monday to Friday, 8:00 am – 5:00 pm (some after-hours availability required for emergencies, inspections and or training).

- Experience In Residential Property Rental Management: 3 to 4 years
- Payprop Management System Experience: 1 to 2 years
- Rental Agent Management: 3 to 4 years
QUALIFICATIONS & EXPERIENCE:
- Matric (Grade 12)
- PDE4 Qualification (Full Status Property Practitioner)
- Valid Fidelity Fund Certificate (FFC) / eligible to register.
- Minimum of 3-4 years’ experience in residential property rental management.
- Solid knowledge of the Rental Housing Act, Landlord-Tenant laws, and lease administration.
