Description:
Role Purpose
The Operations Manager will be responsible for overseeing the efficient daily operations of a portfolio of buildings within a designated cluster. The role includes full accountability for facilities management, building maintenance, tenant coordination, budgeting, vendor performance, and compliance with statutory requirements.
This position is ideal for a proactive, hands-on individual with a passion for operational excellence, strong team coordination abilities, and a client-service mindset within the property or real estate sector.
Key Responsibilities
Facilities & Operational Management

Manage all aspects of building operations, including cleaning, security, and general housekeeping.

Coordinate and oversee all running and emergency maintenance tasks.

Conduct regular inspections, including reinstatement, vacancy checks, condition assessments, and OHS compliance audits.

Monitor energy usage and implement energy-saving initiatives.
-
Ensure efficient resolution of building-related issues raised by tenants or internal stakeholders.

Liaise with contractors and service providers to maintain service standards and resolve escalations.
Budgeting, Financial Oversight & Procurement

Plan and manage the building operating budget.
-
Monitor monthly variances and drive cost-saving initiatives.
-
Create and manage purchase orders.
-
Ensure expense control is aligned with operational targets.
Project & Maintenance Coordination

Plan and execute scheduled and preventative maintenance.
-
Coordinate tenant installations and manage building-related ad hoc projects.
-
Ensure all works are carried out to quality standards and within deadlines.
Compliance, Reporting & Administration

Ensure operational activities comply with the Occupational Health and Safety Act and other statutory requirements.

Coordinate with insurers on property damage and liability claims.
-
Maintain accurate operational records and reporting dashboards.
-
Oversee vendor SLAs, contract deliverables, and lease obligations.

Collaborate with internal teams to ensure lease compliance and tenant satisfaction.
