Description:
The Property Manager / Rental Portfolio Manager will be responsible for the comprehensive management of a portfolio of rental properties, ensuring optimal occupancy rates, tenant satisfaction, and financial performance. This role requires a proactive and results-oriented individual with strong property management experience.

Responsibilities and Duties
1.Portfolio Management
Manage a portfolio of rental properties, ensuring high occupancy rates and maximizing rental income.
Develop and implement effective marketing strategies to attract new tenants.
Conduct thorough tenant screenings and background checks.
Negotiate and execute lease agreements.
2. Tenant Relations
Build and maintain strong relationships with tenants, addressing their concerns and resolving disputes promptly.
Manage tenant communications and ensure a positive tenant experience
3. Property Maintenance
Coordinate and oversee property maintenance and repairs, ensuring timely completion and quality workmanship.
Conduct regular property inspections and address maintenance issues proactively.
Manage relationships with contractors.
4. Financial Management
Manage rental income and expenses, ensuring accurate and timely invoicing and payment collection.
Prepare and analyze financial reports, including income statements and expense reports.
Develop and manage budgets for property maintenance and improvements.
Create detailed spreadsheets and graphs to show income growth and financial health of the property portfolio.
Create and present presentations to stake holders regarding portfolio performance.
5. Compliance and Legal
Ensure compliance with all relevant property management laws and regulations.
Manage lease renewals and terminations.
Ensure that all documentation is up to date.
6. Reporting and Analysis
Prepare regular reports on property performance, including occupancy rates, rental income, and expenses.
Analyze market trends and provide recommendations for optimizing rental rates and property values.
Qualifications & Experience
Bachelor's degree in real estate, business administration, or a related field (preferred).
Proven experience in property management, with a strong track record of success.
In-depth knowledge of property management principles, practices, and regulations.
Excellent financial management and analytical skills.
Strong negotiation and communication skills.
Proficiency in property management software and Microsoft Office Suite (advanced Excel skills required).
Ability to work independently and manage multiple priorities.
Strong problem-solving and decision-making skills.
Valid driver's license, and reliable transportation.
