DUTIES AND RESPONSIBILITIES
The employee confirms they possess the necessary skills, experience, and competence to fulfil their duties to the employer’s required standards. The employee agrees to diligently execute all responsibilities as outlined below and as per the attached job description.
Primary Responsibilities:
Daily Management: Overseeing the building, common areas, gardens, and swimming pool to ensure proper upkeep and maintenance.
Service Provider Supervision: Managing and coordinating all on-site service providers to ensure efficient service delivery.
Operational Project Oversight: Supervising and managing all operational projects taking place on-site.
Facility Maintenance: Conducting regular inspections to ensure all fixtures, fittings, and equipment are in proper working order.
Insurance Claims: Logging and managing claims through the insurer, ensuring timely processing and resolution.
Project Quotations: Sourcing, comparing, and evaluating quotations for ad hoc or planned projects, ensuring cost-effectiveness.
Equipment Oversight: Ensuring all site equipment is properly maintained and operational.
Security Management: Monitoring and managing all security hardware and software to maintain a safe environment.
Additional Duties: Performing other tasks as directed by the relevant trustees of the body corporate.
Employer-Delegated Tasks: Carrying out tasks assigned by the employer as necessary.
Industry Knowledge: Staying informed of new techniques, procedures, and industry developments relevant to the role.
The employer reserves the right to assign additional reasonable tasks as required. The employee agrees to perform these duties without additional compensation. Any changes in the employer’s operational environment may result in updates to the job description, and the employee agrees to adapt accordingly.
Professional Conduct and Commitment:
The employee must dedicate their full time, attention, and efforts to the employer’s business. They are expected to act with professionalism and integrity, ensuring the employer’s reputation and business interests are maintained. Employees shall:
Avoid conflicts of interest by not engaging in any external business, trade, or employment activities without prior written consent from the employer.
Protect company assets, ensuring proper use and maintenance of all entrusted resources.
Act in good faith in all transactions, dealings, and responsibilities related to the employer’s business.
Submit required reports and provide relevant information as requested by the employer.
Disclose any breaches of obligations, including past or present acts that may violate company policies or contractual responsibilities.
By accepting these responsibilities, the employee acknowledges their duty to act in the best interest of the employer at all times.
