Role Overview
The Centre Manager is responsible for the full operational, financial, and strategic management of a shopping centre. This includes driving leasing activity, maintaining tenant relationships, overseeing service contractors, coordinating building maintenance and projects, and managing compliance with safety and statutory requirements.
The position requires a strong all-rounder in property operations who can optimise the building’s income stream, deliver excellent service levels, and work closely with internal teams, tenants, service providers, and external stakeholders.
Key Responsibilities
Property & Facilities Management

Oversee building operations, maintenance, and service contractor performance.

Manage tenant installations, revamps, and planned maintenance projects.
-
Conduct inspections to ensure compliance with health and safety standards and statutory regulations.

Ensure upkeep of records and systems such as SAP, MDA, and NICOR.
-
Coordinate with facilities consultants and ensure service contracts align with site needs.
Financial & Budget Management
-
Provide input into income and expense budgets based on market conditions and centre performance.
-
Monitor income and expenses to ensure alignment with financial targets.
-
Approve and manage orders, verify GRNs, and ensure accurate cost allocations.
-
Implement strategies for cost reduction and efficient resource use, including energy and utilities management.
-
Analyse rent rolls and outstanding rentals, implement collection strategies, and follow up on legal cases.
Leasing & Tenant Relations
-
Develop and implement marketing and letting plans for vacant space.
-
Negotiate lease renewals and ensure lease administration is accurate and up to date.
-
Retain and attract tenants aligned with the centre’s profile and trading density targets.
-
Conduct regular tenant visits to assess performance and resolve operational issues.
-
Liaise with brokers and marketing stakeholders where necessary.
Retail Performance & Marketing Oversight

Monitor tenant turnover and trading performance.
-
Coordinate promotional events and manage external promotion contractors.
-
Evaluate tenant mix and assist with visioning, relocations, and leasing during upgrades or revamps.
Stakeholder & Community Engagement
-
Foster positive relationships with tenants, brokers, service providers, and local authorities.
-
Represent the centre in local forums and community initiatives to strengthen public engagement.
-
Ensure tenant and client concerns are addressed promptly and in line with service standards.
People & Administration Management
-
Manage and support assistant managers and centre staff, ensuring performance goals are achieved.
-
Chair management meetings and coordinate input from finance and operations.
-
Submit accurate reports, management packs, and data updates for audit and compliance purposes.
