This management position requires someone who embraces job variety, is hands on, has a good work ethic, is resilient, pro-active, energetic and organised. The successful candidate will be responsible for the effective management of the company’s property client’s national property portfolio. The property portfolio consists of a combination of Landlord and Tenanted properties.
Key Performance Areas
- Ensure all tenants have valid leases, and leases are timeously renewed.
- Secure lease rentals that assure a good return on client’s tenanted properties.
- Ensure that property affairs are compliant with the client’s policies and procedures, for internal and external tenanted properties.
- Ensure timeous billing and collection of all tenanted property rentals in accordance with lease terms and client credit management policies.
- Ensure that tenants comply with all lease agreement terms, conditions and obligations.
- Timeously escalate all tenanted property non-compliances to CEO and client as per agreed protocols.
- Implement an effective client pre-approved annual property maintenance programme.
- Co-ordinate maintenance and renovations teams in work execution and maintain an effective oversight to ensure workmanship quality and efficiency. Also ensure effective use of all resources.
- Plan, oversee, manage and quality assure all maintenance and renovations undertaken by maintenance work teams and/or subcontractors on client properties.
- Compile weekly Property Operations & Finance Reports for submission to CEO in agreed format.
- Foster good working relationships with all stakeholders (i.e.tenants, congregations, landlord, workers, local authorities, provincial and national government).
- Maintain an up-to-date (i.e. including property valuations) Property Register for client and ensure accuracy and completeness of all information therein.
- Complete the Annual Property Portfolio Budget and once client approved, manage accordingly, with all spend deviations being pre-approved according to set company and client policy protocol.
- Have good commercial, budgeting and financial management acumen in property management.
- Compile monthly operational and financial reports to client(s) on Property Portfolio performance in agreed format.
- Implement and ensure adherence to company internal control processes and supporting documentation requirements for all authorised transaction activity undertaken.
- Ensure effective and safe custodianship of all company and customer purchased tools and building materials necessary to maintain and renovate properties. And maintain appropriate asset registers and inventory records (i.e. Tools register, Build Materials on Hand stock lists, etc.).
- Together with finance department, ensure that effective procurement policy processes are followed, and in line with that of company and/or client directives if so required.
- Ensure continuous review of control systems to prevent losses and ensure value for money procurement realisations.
- To identify and alert the CEO of any irregularity, lack of compliance, lack of adherence to process and procedures, weakness in internal controls, and any actual or potential concerns arising out of the financial and operational matters of property management.
Requirements:

Key Performance Areas
- A recognised post matric property management qualification.
- Minimum 5 years middle to senior property management experience.
- Being a registered Property Practitioner will be an added advantage.
- Have a sound working knowledge of the MDA Property Management system.
- Be proficient in MS office.
- Have a sound working knowledge of local, provincial and national regulatory framework relating to property.
- Have a valid driver’s licence and be sometimes willing to work out-of-town on national property portfolio matters.
- Have building experience and be knowledgeable of the building industry regulatory frameworks will be an advantage.
